The en-suite had a small sink which was only suitable for hand washing because of the height of the corner shelf above it. The sink in the toilet was better, so we spent time going from one room to the other to get ready. A simple solution would be to get rid of the corner shelf. Lack of kitchen sink, cooking facilities and washing machine would not make it a suitable stay for longer than the weekend.

Host was amazing, very accommodating and friendly. Breakfast basket was very welcoming and practical. The bed was really comfy and the room was airy. The shower was great too. The location was ideal for us.

Kathy, provided us with a variety of snacks, cheeses, fruit and breakfast goodies! She opened her heart and home to us. She gave us advice on transportation. The unit was spacious and having two bathrooms was great!

the host is friendly. The host was accommodating. The shops are easy to get to. There was a chip shop only 5 min walk. the food from chip chop food was good.

Everything was perfect - spotlessly clean, comfortable beds with crisp white bedding. Lovely soft white towels and complimentary toiletries. Plenty of storage space and hangers. Kitchenette area with fridge, microwave, kettle and toaster. Perfect location to visit Edinburgh with direct bus and train routes.

Such a wonderful accommodation! Nice clean rooms, the host(Kathy) and her husband were very kind and courteously. There was a basket of foods and a filled fridge for breakfast. Everything was very nice. A wonderful terrace and garden and nothing to miss. Big thanks to Kathy and her husband. Good place for trips to Edinburgh, Bus stops nearby. We've had a great time there visiting the Royal Highland Show and Edinburgh.

The heating was turned off- which I hear is normal during the summer. I would suggest a better hot water heater as a 10 min shower between 4 people is not cool or too cool.

She left us a basket of “goodies” and refrigerate had yogurt milk etc for breakfast. It was nice. Walking distance to the little town and nice private garden. Parking off the street.

Amazing accomodation, amazing host! Kathy was so super nice and answered every possible question I had and even helped when we had scheduling problems with booking.com - just so helpful! We even got a little complimentary breakfast basket. The next bus stop is only 200 metres away and the bus takes you straight into Edinburgh!

Only slight negative would be the space or set up to be able to wash up dishes a bit better. We ended up doing them in at bottom of shower with the basin. But this would not put me off or mark down in any way.

We visit Livingston often but due to COP26 our usual hotels were fully booked in advance and some extortionate rates being asked, scanning through B&Bs nearby we found this gem, clean comfortable well stocked with everything we needed and more with a private entrance so we could come and go as we pleased and in a quiet area Kathy was there to answer any queries we had and will keep in mind for our next trip down ( we stayed 29/31/21 Oct ) Colin & Sheila

There wasn't really anywhere to easily wash glasses/plates easily, but it was manageable in the toilet sink.

The breakfast was good quality and generous. The beds were very comfortable and I had good night's sleep. The decor was excellent as well which made it feel special. The grounds of the house were also surprisingly large for a residential house and very attractive.
